Las Vegas and Henderson has been notably marked by explosive growth in recent years. An abundance of opportunities, an attractive lifestyle and low cost of living – there is no state income tax – make the Southern Nevada cities of Las Vegas and Henderson a magnet for people searching for sun, fun, and community.

Henderson takes up the lower right quadrant of the Vegas Valley, skirted by mountains to the South and Lake Mead to its East. Henderson can be divided by Green Valley with the newer developments of Anthem near the mountains of the South and the original Henderson City Hall to the far East.

Much of the housing popularity is fueled by the numerous upscale neighborhoods encircling the Strip, providing cooler temperatures, higher security, and lush outdoor views of the Vegas hillsides. One such city is the affluent suburb of Anthem in Henderson.

With its high quality of life, low crime, and strategic location, there are plenty of reasons why people fall in love with Anthem.

With that in mind, here are seven reasons why people love Anthem:

The Location

It’s a cliché that location, location, location is critical in choosing the perfect place to call home. In Anthem, however, its location creates equity.

Backing up against the protected Sloan Canyon National Conservation Area, the Bureau of Land Management restricts how many homes can be built up, ensuring rarity.

Communities dappled along the gently rising hills are treated to layers of purple-mountain sunsets and sprawling views of the Vegas valley as well as quick and easy access to the I-15 which can take you anywhere in the Las Vegas region as a main connecting road.

Modern Homes

With older neighborhoods in Anthem being built in the early 2000s, even the oldest homes in Anthem are considered newer than most.

With its tree-lined manicured streets, higher elevation, and stunning views, Anthem homes not only maintain their equity but are priced at an average of 27% higher than homes in the rest of Las Vegas.

With a mix of ultra-modern and European Revival styles, homes range from upscale master planned neighborhoods like Inspirada and Coventry to custom luxury, guard-gated communities like The Club at Madeira and Anthem Country Club.

The Schools

Second only to location, quality schools are often integral in deciding where owners decide to buy.

Anthem boasts some of the highest-rated K-8 schools in Nevada, nurturing strong growth mindsets at a crucial age. Two of the Top Eight schools in Southern Nevada -- Pinecrest Academy and Ben & Shirley Wallin Elementary – can be found in Anthem.

Many participate in STEAM programs such as Garden Club where students grow school gardens and organize school farmers markets, learning about biology as well as entrepreneurship at a developmental age.

Even those without children appreciate the increased quality of life and home equity that comes with being in a highly-rated school district.

The Shopping and Restaurants

With the newly built Raiders practice facility and headquarters built at the bottom of the hill, developments for shopping and restaurants has exploded in the Anthem area.

At least 36 projects (including a 600,000+ sq.ft. Amazon distribution center and a 300,000 sq.ft. retail center) are being developed to accommodate demand.

Residents of Anthem have a pocket of shopping within a 5-minute drive so all their needs are met without leaving their neighborhood. However, a 15-minute drive down the I-15 highway takes you to the Strip where you’ll find the best dining and entertainment the World has to offer.

The Outdoors

People are often surprised to discover Las Vegas has a thriving outdoor community. While Summer heat spikes into triple digits, the rest of the year remains temperate.

Grassy, tree-shaded parks and winding paved trails dot the Anthem landscape. Another huge draw, particularly for families with young children, are the major recreational facilities with numerous outdoor tennis courts, basketball courts, baseball fields, elaborate jungle gyms, water splash pads, and dog parks separated by dog size.

Outside the Anthem community, Lake Mead and Lake Las Vegas are a 30-minute drive away. On the lakes, you can rent boats, paddle boards, and even do glowstick yoga at night.

For those with a passion for hiking, hundreds of trails can be found within a 40-minute drive out to Mt. Charleston for pine tree-heavy nature trails or Red Rock Canyon known for its ancient, towering rock formations.

The Neighborhoods

From well-thought-out master planned-communities to million-dollar homes, Anthem neighborhoods vary between styles but what remains consistent are neighborhoods that are quiet, secure, and above all else, welcoming.

There is a strong sense of community with Anthem, and you often see people waving to each other during evening walks, stopping for a quick chat at the Inspirada neighborhood’s Saturday morning Farmer’s Markets, or enjoying quiet company during the Madeira Canyon neighborhood’s monthly Movies in the Park.

The Quality of Life

Henderson is seeing a flocking of new residence as city residents pay no personal income tax, and Nevada offers no corporate tax, franchise tax, or inventory tax.

With newer built homes on large lots, many transplants find their dollar doubled simply by crossing state lines. With more money in your pocket and a close-knit community with plenty to do, Anthem provides an incredibly high standard of living.
